Former OBI site in Augsburg
The former OBI site is to be converted into residential use through an ongoing development plan process. Over 400 apartments, a daycare center, and commercial space are to be built on the site.

In the east of Augsburg city center, real estate solutions GmbH is developing a future-oriented urban quarter with a wide range of uses on a site covering around 40,000 m². The site, nestled in the historic textile district, marks a central building block in the urban transformation process and lays the foundation for high-quality living, urban vibrancy, and social participation.
At the heart of the project is the creation of over 400 residential units in various segments. In addition to privately financed housing, the plans include a significant proportion of subsidized apartments, student housing, and complementary social infrastructure such as a daycare center and a neighborhood center. Space for small businesses, restaurants, and other neighborhood services will ensure the urban quality of the location.
The project development actively integrates the adjacent listed factory building, a former production facility of the Augsburg mechanical cotton spinning and weaving mill, into the overall concept. The ensemble, which is already in use today, will be strengthened as a place with a strong identity and connected to the new quarter both structurally and functionally. A planned pedestrian zone will create new routes and open up the area towards the city center.
Real estate solutions is supporting the project development of the site on behalf of an institutional owner, from managing the development plan process to preparing and executing the transactions for the individual construction phases.
